A quitclaim deed may look like a simple piece of paper, but signing one can immediately change who owns your property - and create serious consequences involving your mortgage, taxes, creditors, or ability to sell the home later.

⚠️ A QUITCLAIM DEED DOES NOT GUARANTEE CLEAR OWNERSHIP
A quitclaim deed generally transfers only whatever ownership interest the grantor may have. It does not guarantee that the grantor owns the property, that the title is clear, or that the property is free from mortgages, tax obligations, liens, or other claims.
Transferring the deed also does not automatically transfer or eliminate the mortgage debt. You may give someone ownership of the home while remaining personally responsible for the loan.
