San Diego did it AGAIN. Home Prices Hit New Record Highs in 2026

San Diego home sales dipped in July while the median price set an all-time high — and 385 detached homes that should have come to market never showed up.
I break down July's local MLS data: new listings, inventory, months of supply, pending sales, days on market, the record median, and the affordability number nobody talks about.

📌 WHAT'S COVERED:
I open with the number every headline is about to get wrong. Pending sales in the San Diego housing market fell 3.4% year over year in July, and that will get written up as demand cracking — but detached new listings fell by 385 homes while detached pendings fell by only 34.
Supply dropped eleven times harder than demand did, and you cannot put a home into escrow that nobody ever listed. I walk through nine straight months of shrinking detached listings, inventory down almost 25%, and the moment detached and attached inventory drew nearly even, which means a buyer switching from a house to a condo no longer buys themselves more options.
I cover why the rate story does not explain this — July 2026 averaged 6.71% and July 2025 averaged 6.74%, essentially identical — and I put an asterisk on the record median, because the softening I'm seeing in the field is showing up in seller concessions at the closing table, which this report does not measure anywhere. I close on the housing affordability index at 37 for detached, the ceiling that decides how long this can run, and the three numbers you can watch yourself in August to know whether the shift is real.
📊 KEY DATA FROM THIS VIDEO:
• Detached median price: $1,150,000, up 4.6% — the highest detached median San Diego has ever recorded
• Detached new listings: 1,804, down 17.6% — 385 fewer homes than last July, nine straight negative months
• Detached pending sales: 1,318, down just 2.5% — three homes off July 2024's 1,321, essentially flat
• Detached inventory: 3,097, down 24.7% — seventh straight monthly decline, and the rate is accelerating
• Months of supply: detached 2.5, attached 4.1 — attached is the only balanced corner left in the county
• Housing affordability index: 37 detached, 65 attached, 45 countywide, down 4.3% year over year
• Original list price received: 98.6%, up 1.2% — fewer price cuts, before you count seller concessions
🏠 WHO THIS IS FOR:
If you're a San Diego home buyer who's been waiting on the sidelines for this market to break, these are the numbers that should decide whether you keep waiting — and they are not the numbers the headlines are going to show you. And if you're a San Diego home seller with a detached home, you had 385 fewer competitors this July than last July, and I explain exactly how long that window stays open.
