How I Renovate a Home to Sell | Design Choices That Matter | Before & After Flip House Tour

🤔What should you renovate before putting your home on the market, and how do you know which design choices are actually worth making? In this video, I'm taking you inside my latest Greensboro renovation to show you some of the design decisions I made and, more importantly, why I made them. 🛠️I call this approach “renovate to sell.” The goal isn't simply to make a house look pretty. It's about looking at the home as a whole, identifying where thoughtful changes can make an impact, and making renovation decisions with the eventual sale in mind. I'll walk you through some of the finishes, colors, fixtures, materials, and other choices we made throughout this property and explain the thinking behind them. This is something I also help my seller clients think through. Not every house needs a major renovation before it goes on the market. Sometimes a few strategic changes can completely change how a home looks and feels. Other times, spending money on a particular project may not make sense for that seller, property, or situation. Knowing the difference matters. But there's another side to this that I love. When I'm working with buyers, my renovation experience helps me show them what a house could be. It's easy to walk into a dated home and immediately think, “No.” Sometimes the things you don't like are much easier to change than you realize. Paint can change. Lighting can change. Fixtures and finishes can change. Layouts may have possibilities you haven't considered. Part of my job is helping buyers distinguish between the things that may be relatively straightforward to change and the bigger issues that deserve further investigation by the appropriate professionals. That's why I believe understanding renovation can be such a valuable part of understanding real estate.
