Floor plans from a five-minute phone scan, now on Android as well as iPhone. I sat down again with Steven Kounnas, co-founder of Phoria, the team behind Roomio, to walk through everything that's shipped since we last talked. Roomio launched on Android on October 23. You scan the property with your phone in about five minutes, submit it, and a professional floor plan comes back within 12 to 24 hours. Android phones without LiDAR build a 3D model from the camera as you walk, accurate to about 5 to 10 cm per room, compared with 1 to 2 cm on a LiDAR iPhone. Both are well within the standard for listing marketing, and US floor plans are ANSI compliant. Pricing stays the same on every device: one fixed price for any size property, with extra charges only for 3D or expedited plans. For agents, the update I'm most excited about is branding. You can upload an agent's or brokerage's logo or banner to a template, and it's added to every floor plan automatically. You can also set custom room labels (primary bedroom instead of master, bathroom instead of ensuite) and edit labels yourself in seconds after delivery. Steven also covers new currencies, the API and webhooks, monthly billing for larger teams, and what's next: automated property reports and interactive floor plans.
