Billionaires' Playground: The Ranch — an acre of grass pays 0.81%

An acre of American pastureland rents for $15.50 a year. The same acre sells for $1,920. That is a return of eight tenths of one per cent — before property tax, before fence, before the tractor, before the interest on whatever was borrowed to buy the place. No bank lends against that number. And yet the land sells, and it has sold for more every year for a decade. So something other than cattle is setting the price. This film works out what, using four independent measurements, and then asks the question nobody in the business likes: if the land will not pay for itself from livestock, who is actually able to buy it? Along the way: the New Mexico study of 659 real ranch sales where the elk explained more of the price than the cattle did; two Montana ranches twenty-two times apart in price, in the same state, both grass; the Federal Reserve survey that found values rising and rents falling in the same quarter; and the reason "just lease public land" does not work, in the Forest Service's own words. We also say plainly what our evidence does not support — including the figure that cuts against us.
