Denver isn’t building one massive $4 billion sports district.
What’s actually happening is more complicated—and potentially much more important for Denver homeowners.
Two separate stadium neighborhoods are advancing along the same constrained urban corridor: Denver Summit FC at Santa Fe Yards and the potential Denver Broncos stadium redevelopment at Burnham Yard.
But the stadiums themselves aren’t the biggest real estate story.
The real story is whether Denver can build the infrastructure needed to connect these projects to the neighborhoods around them.
In this video, I break down the proposed Broadway North pedestrian bridge, the reconstruction of the 8th Avenue viaduct, environmental remediation challenges, zoning limitations, transit connectivity, and why neighborhoods like Baker, West Wash Park, and La Alma-Lincoln Park could experience dramatically different outcomes.
Because proximity alone doesn’t create value.
Connectivity does.
And as these projects move forward, changing buyer demand, redevelopment pressure, comparable sales, and future property tax reassessments could eventually affect homeowners throughout this corridor.
