Niagara real estate market update for October 2026 📊 A typical Niagara home is worth about $27,000 less than it was a year ago, and about $240,000 less than the 2022 peak. That's down 30%. But I promise there's good news in here too. More sellers are finally accepting what their homes are worth today. A few months ago, about 70% of the new listings I tracked were re-listed homes. This week it was about 55%. That's my own count, and it's a good sign for the whole market. 🏡 In this video I cover the September numbers. The benchmark price is down 4.6% year over year (it was down over 6% back in the summer) and down 0.4% from August. There are 3,414 homes for sale right now, and sales have picked up from about 15 a day in the slow months to about 23 a day. I also talk about why overpriced listings confuse everyone, why many sellers who bought in the last five years are losing some or all of their down payment, and why it only takes a few motivated sellers to move prices for everyone. 💡 Plus why a $350K buyer and a $750K buyer are in two very different markets, why I don't trust days on market, and how long a well-priced home should take to sell right now. Rate backdrop: the 5-year Government of Canada bond yield — the anchor for fixed mortgage rates — is holding near 3.7%, and the banks are moving. The Big 6 have all raised fixed rates since early September (BMO's advertised 5-year is now 5.14%). Anyone who locked in during 2020–2021 at sub-1% is renewing into a very different world — and forecasters from Scotia to KPMG now see a Bank of Canada hike on the table, possibly at the Oct 28 meeting. Covering Niagara Falls, St. Catharines, Welland, Thorold, Pelham, Fort Erie, Niagara-on-the-Lake, Lincoln, Grimsby and surrounding communities. These are preliminary numbers I pulled from Habistat (Niagara MLS® data) and the NAR HPI chart. The official September report is still coming, and CREA's new forecast is out Oct 16. 🗓️ 0:00 Niagara home prices down $27K from last year 0:28 Why most sellers still aren't accepting today's value 0:58 Where these numbers come from (Habistat tip for agents) 1:43 Benchmark price down 4.6% year over year 2:09 The 0.4% monthly drop and why it adds up 2:58 Sellers are finally giving in: re-listings down to 55% 5:47 How overpriced listings confuse everyone 6:57 Sellers under financial pressure 8:05 Are Niagara prices done falling? 8:56 September numbers: benchmark vs average price 9:49 Sales activity and the fall market 10:38 Well-priced homes are getting competition 11:39 Under $350K vs $750K: two very different markets 12:33 3,414 homes for sale and an average of 23 sales a day 13:35 Why I don't trust days on market (DOM) 14:35 How long a well-priced home should take to sell 15:14 CREA forecast coming Oct 16 16:07 Wrap up 👉 Thinking about buying or selling in Niagara?
