America once built millions of small, affordable starter homes for ordinary families.
So why did they disappear?
In this video, we explore the rise and decline of the American starter home — from compact postwar Cape Cods and Levittown houses to the much larger homes that dominate new construction today.
You’ll discover why small homes once made financial sense, how postwar builders used mass production to lower costs, how FHA and VA-backed mortgages helped expand homeownership, and why land prices, zoning rules, infrastructure, garages, construction costs, and changing buyer expectations gradually pushed new homes upward in size and price.
We also look at what happened to the original starter homes, why many were expanded or demolished, and why builders are beginning to experiment with smaller homes again as affordability becomes a growing problem.
America never forgot how to build a small house.
What changed was the system that once made building one affordable.
