Yes. On this Kent, WA purchase, real contractor bids and the HOA's approval in writing turned a hidden structural and moisture problem into $20,000 off the price plus a $10,000 seller-paid closing-cost credit, for $30,000 saved on a $450,000 home. My buyers were shopping around $450,000, well below the area's typical sale price, where listings stay scarce. When the inspector found a hidden structural and moisture problem under the house, a lot of buyers would have panicked, walked away or waived the inspection to compete. We treated it as an opening move instead. Every repair number we brought back was backed by an actual contractor estimate, and because the home sat in an HOA, we got their sign-off on the repairs confirmed in writing. We went back to the seller fully prepared, and the whole negotiation was done in about four days. I walk through every step, from the buyer consultation and NWMLS alerts to the final ask. What should you do if the inspection finds a structural problem? Don't panic, walk away or waive it. Get real contractor bids first, so your request is based on numbers, not guesses. How do you negotiate repairs after an inspection? Go back to the seller with the inspection findings, the contractor estimates and any approvals already in hand. Do you need HOA approval for repairs? If the home is in an HOA, yes. Don't assume they'll rubber-stamp it; get the approval in writing before you negotiate. How do you compete in a tight price range? Do your buyer consultation and get your financing lined up before you start touring, so you can act the moment the right home lists. Have you ever had an inspection surprise? Did you renegotiate, walk away or waive it? Tell me in the comments. Subscribe for weekly Eastside updates.
