It didn't save me a single dollar a month. That is the honest version, and it's the one nobody making this argument will tell you. Renting my place costs about $92 a month MORE than owning did. So this isn't a video about renting being cheaper. It's a video about what the money was actually doing while it sat inside that house. I sold for $700,000. After the cost to sell and the debt I paid off with the proceeds, about $330,000 landed in my account. Not the $450,000 of equity I had in my head. That number was never the number. And the house was charging me $18,400 a year to keep it before I made a single mortgage payment: property tax, insurance, maintenance. Add the mortgage and owning ran about $3,500 a month. Then there is the part that made the decision for me. My Florida home insurance jumped 18% in one year. No schedule, no lease, not negotiable. Rent rises too, about 3.5% a year this century and closer to 5.5% lately, but it arrives on a lease with a date on it, from a landlord who has to compete. I was not comparing two numbers. I was comparing two directions. So I stopped counting in dollars and started counting in years. Take what you would actually walk away with, divide it by what you spend in a year, and you get the only number that matters: how long you could go without needing a job. For me that is a little under five years, fully funded. Not a nicer retirement. A retirement that starts five years sooner. I also make the case FOR owning, properly, because it is real: a mortgage has an end date, it forces savings whether you are disciplined or not, you get the appreciation, and you get control. For millions of people the house is the only reason they have any wealth at all. I am not pretending otherwise.
