Equity Release Myths Most of the equity release horror stories people worry about are real, but they describe products that have largely disappeared from the market. A modern lifetime mortgage keeps you as the legal owner of your home, carries a no-negative-equity guarantee so you can never owe more than the property sells for, and gives you the right to stay for life. This video tackles what people actually search for: is equity release safe, can you lose your home with equity release, and how a lifetime mortgage really works today. The old fears about the bank owning your home or your children inheriting the debt come from a very different era of products and rules. CAN THE BANK TAKE YOUR HOME WITH EQUITY RELEASE? No. A lifetime mortgage makes up more than 99% of the market and is a loan secured against your home, so your name stays on the deeds and the lender only holds a charge, exactly like any other mortgage. WILL YOUR CHILDREN INHERIT THE DEBT? They cannot. Since 1991 every plan meeting Equity Release Council standards carries a no-negative-equity guarantee, so if the debt ever overtakes the value of the home the lender takes the loss, not your family. HOW MUCH DOES THE DEBT GROW OVER TIME? On a typical plan with nothing repaid, £80,000 borrowed roughly doubles in around eleven years and grows to well over £250,000 by year twenty, though rising house prices often mean you still keep around two-thirds of the home's value.
