1. Eligibility Check:
Age: Most banks or financial institutions have an age limit for eligibility (usually 21 to 60 years for salaried employees, or 65 for self-employed individuals).
Income: Your income level determines the loan amount you can borrow. Banks typically require proof of stable income (pay slips, ITR, etc.).
Credit Score: A higher credit score increases your chances of loan approval. Banks generally look for a score of 750 or above.
Employment/Business Type: Banks will check whether you are employed with a stable employer or if you run a business.
2. Choose the Loan Type and Lender:
You can choose from various loan types: fixed rate, floating rate, or semi-fixed rate home loans.
Compare interest rates, processing fees, and loan terms from different banks and lenders before selecting one.
3. Application Process:
Documents Required: Common documents include proof of identity (Aadhar card, PAN), proof of address, income proof (salary slips, ITR), property-related documents, and bank statements.
Loan Application Form: Fill out the application form provided by the lender.
4. Loan Processing & Document Verification:
The lender will verify the documents and evaluate your eligibility.
The lender may also conduct a personal discussion or interview to further assess your profile.
5. Property Verification:
Lenders will verify the property you intend to buy or construct. This includes assessing the legal status, ownership, and market value.
A legal verification of the property and a technical verification (evaluating the property’s condition and value) are typically conducted.
6. Loan Sanctioning:
After all the checks, the lender will approve the loan. They will issue a sanction letter specifying the loan amount, tenure, interest rate, EMI amount, and other terms.
The loan amount sanctioned is usually up to 80-90% of the property value.
7. Sign the Agreement:
Once you accept the loan sanction letter, you need to sign a loan agreement with the lender. This agreement outlines the terms and conditions, including the loan amount, interest rate, repayment schedule, etc.
8. Disbursement of Loan:
After signing the agreement, the lender will disburse the loan amount.
For under-construction properties: The loan is disbursed in stages as per the construction progress.
For ready-to-move properties: The full amount is disbursed after registration.
9. EMI Payments:
Once the loan is disbursed, you’ll start paying your monthly EMI (Equated Monthly Installment). The EMI is generally paid through post-dated cheques or an auto-debit facility.
The loan tenure typically ranges from 10 to 30 years, depending on your age and repayment capacity.
10. Loan Closure:
Once the full loan amount has been repaid, you’ll get a No Objection Certificate (NOC) from the bank, confirming the loan closure.
The bank will also hand over the property papers (if any) to you.
Key Considerations:
Interest Rate: Fixed-rate loans offer stability but may have higher rates initially. Floating-rate loans depend on market fluctuations.
Processing Fees: Banks usually charge a processing fee (typically 0.5%-1% of the loan amount).
Prepayment & Foreclosure: Many banks allow early loan repayment with or without penalties, depending on the loan agreement.
