A condo in downtown Dillon sold for $1,027,500 in July 2024. Today the exact same unit is listed at $779,000. Built in 2019, updated, low HOA. Not a teardown.
That's what's happening in parts of the Colorado mountain market right now. Summit County is sitting at roughly 8.6 months of inventory, condos closer to 10, and most sales are closing below list price. In this video I walk through real repeat sales, the same properties bought during the frenzy and sold again in 2026, and what it means if you've been waiting on the sidelines.
This isn't "everything crashed." Single family is roughly flat, and some discounts are warnings, not deals. But for lifestyle buyers who've waited years for leverage, this might be the best window since before the pandemic.
