In this video I walk the north-side growth corridor — TSMC's $265 billion Arizona build-out in North Phoenix, Amkor in the Peoria Innovation Core, and Halo Vista at I-17 and the 303 — and why the three areas riding that investment give you very different things in exchange for the distance. We cover the two questions I want you asking before you fall in love with a property. First, the open land around it: who owns it, what it is currently designated for, and why open desert is not the same thing as permanently protected open space. Arizona State Land Trust land exists to generate revenue, and plans do change — North Peoria has already given us a live example of exactly that. Second, water. Phoenix, Peoria and Surprise all hold a designation of assured water supply. But that designation belongs to the water provider, and not every home inside those cities is served by the city itself. I go through what a designation actually means, how it differs from a subdivision's certificate, and the questions to ask about the specific property you are considering. Then the part that decides your monthly payment: new construction versus resale, lot premiums, what you spend after closing, HOA, Community Facilities District assessments, and why you never calculate a future payment off a new build's dirt tax bill.
