Getting a Mortgage? Be Careful With Cash Deposits

When you're getting a mortgage, the money in your bank account can receive a lot more attention than you might expect—especially when that money will be used for your down payment or closing costs. In this video, we explain why mortgage underwriters may ask borrowers to document or explain certain deposits that appear on their bank statements. Not every deposit necessarily needs to be sourced, but larger or unusual deposits—and patterns of deposits that don't appear consistent with the borrower's normal account activity—can create additional questions during underwriting. For example, if an account normally maintains a relatively small balance and suddenly receives several significant deposits before closing, the lender may need to determine where those funds came from and whether they're an acceptable source for the mortgage transaction. We also discuss why this becomes especially important when the money will be used toward the buyer's down payment, closing costs, or required funds to close. Depending on the loan program and circumstances, the lender may need documentation establishing an acceptable source of those funds. The takeaway is simple: if you're planning to buy a home, be thoughtful about depositing cash, moving large amounts of money between accounts, or making unusual financial transactions while you're going through the mortgage process. If you're unsure, talk with your loan officer before making the transaction. A quick conversation beforehand could prevent additional documentation or delays later.
