#Top10Things NOT to Fix Before Selling Your Home
INTRO
Thinking about selling your home? Before calling a contractor, stop!
Many sellers spend thousands fixing things buyers don't care about or plan to change anyway. Today, I'll share 10 things you shouldn't fix before selling, plus where your money is better spent.
I'm Shahid Pervaiz with Century 21 People's Choice Realty. I've been in real estate for six years and am a Milton local, helping buyers and sellers across Milton and the GTA, including Mississauga, Oakville, Burlington, and Brampton.

1. Don't Remodel Your Kitchen or Bathroom
Full renovations rarely pay for themselves before selling. Instead, paint cabinets, update hardware and faucets, replace outdated lighting, and deep clean. Small upgrades can make a big difference for less money.
2. Don't Replace Good Flooring
If your hardwood, laminate, or vinyl flooring is in good condition, leave it. Replace carpets only if they're stained, worn, or smell unpleasant. Dull hardwood may simply need refinishing.
3. Don't Replace an Older Roof That's Working Properly
Fix leaks, but don't automatically replace an older roof. Get two or three quotes so you can provide realistic costs if buyers raise concerns during negotiations or inspection.
4. Don't Replace Your Driveway or Walkway
Small concrete cracks are common in Ontario. Power wash the area, remove weeds, and clean it up. Repair uneven surfaces that create tripping hazards.
5. Don't Replace the Front Door
Improve your entrance by painting the door, updating its hardware, cleaning the porch, improving lighting, and adding a fresh doormat. These inexpensive changes boost curb appeal.
6. Don't Replace All Window Coverings
Window coverings are personal and expensive. Remove dated curtains or blinds, patch holes, and let in natural light. Bright rooms feel larger and more welcoming.
7. Don't Invest in Major Landscaping
Skip expensive outdoor renovations. Mow the lawn, trim shrubs, edge garden beds, add fresh mulch, plant seasonal flowers, and clean the walkways. Simple maintenance can improve curb appeal.
8. Don't Renovate the Fireplace
An older fireplace can still appeal to buyers. Keep it clean, ensure it's working safely, and arrange necessary servicing. A fresh coat of paint may refresh a tired brick fireplace.
9. Don't Make Inconsistent Repairs
Mismatched fixtures or poorly matched paint can make your home look neglected. Make cosmetic repairs consistent and professional. Always address urgent problems, including leaks and safety hazards.
10. Don't Over-Improve for Your Neighbourhood
Expensive finishes don't guarantee a higher selling price. Review comparable local sales and match buyer expectations rather than over-renovating. Your realtor can help identify worthwhile upgrades.
BONUS: Where You SHOULD Spend Your Money
Focus on these six improvements:
*1. Declutter:* Clear countertops and organize closets to make rooms feel bigger.
*2. Depersonalize:* Put away family photos so buyers can picture themselves living there.
*3. Deep Clean:* Clean floors, windows, baseboards, vents, and ceiling fans.
*4. Fresh Paint:* Neutral colours make rooms feel brighter and more modern.
*5. Remove Odours:* Address pet smells and cooking odours before showings.
*6. Stage Your Home:* Keep rooms clean, simple, and inviting.
These affordable steps can make a stronger impression without costly renovations.
