On Oak Island, North Carolina, the typical home just sold for about $62,000 less than it did a year ago — and that island isn't the only place where prices are giving. This isn't a crash: statewide, listings are up only slightly, but closed sales fell more than 13 percent, and sellers can't just name their price anymore. I drove these towns and pulled the latest numbers, and every one on this list has a median sale price lower than a year ago. A racing town where four in ten listings have cut their price. An apple town climbing back from a hurricane. A beach a single storm once nearly erased.
