There are 51% more sellers than buyers in the American housing market right now.
School's back, the tourists are gone, and the market just emptied out for the next four months. This is what the slow season actually means for home buyers and sellers in Atlanta and Houston heading into fall 2026. Everybody calls it the slow season like it's a bad thing. It's not slow. It's thin. Fewer people, higher stakes, and more leverage than you'll have again until next fall.
This week: sellers outnumber buyers by 51.3%, according to Redfin's July data, 41.4% of listings have already cut price and how to read that pattern, mortgage rates at 6.67% with inflation cooling to 3.4%, the More Homes on the Market Act, H.R. 1340 and S. 3332, which would double the home sale capital gains exclusion to $500K single and $1M married, why the Fed's September 15 to 16 meeting matters less than September 30, the full slow season playbook, plus Atlanta housing market numbers at $442,500 median price, 21 days on market, and 19.3% cancellations, and Houston housing market numbers at $340,000 median price, 53 days on market, and 40,750 active listings.
