DSCR loans can make rental property financing easier, but qualifying for a DSCR loan does not mean the investment will actually produce positive cash flow.
For rental property investors, DSCR financing shifts much of the underwriting focus away from personal income and toward the income generated by the property.
That can make DSCR loans attractive to self-employed investors, portfolio landlords, and buyers who want an alternative to conventional mortgage underwriting.
But there is a catch.
A DSCR ratio of 1.0 may simply mean the rent covers the principal, interest, taxes, insurance, and applicable association dues used in the lender’s calculation. It does not automatically account for vacancy, repairs, property management, capital expenses, or other real-world ownership costs.
In this episode, we explain how DSCR loans work, how the debt service coverage ratio is calculated, what lenders still evaluate, and why getting approved can still leave you with a rental property that loses money.
