Airbnb’s November 20, 2026 policy changes affect more than checkout chores. Here’s what hosts should review across house rules, rental agreements, guest information requests, check-in apps, and cleaning operations.
The key detail: these updated policies apply to reservations BOOKED on or after November 20, 2026—not simply guests arriving after that date.
I’m John Racine, a real estate investor and hospitality professional with experience in hotel operations and Walt Disney World restaurant leadership. In this video, I explain how I would translate Airbnb’s published policies into a consistent process for guests, owners, cleaners, and support teams.
WHAT YOU’LL LEARN
• Why booking dates matter when reviewing the policy changes.
• Where house rules and requests must be disclosed before booking.
• How conflicting listings, automated messages, and property signs create confusion.
• What checkout-task changes mean for your cleaner’s responsibilities.
• The limited exceptions for separate rental agreements, including monthly stays of 28 nights or more.
• Why permission to request an agreement does not automatically permit every ID or information request.
• What to review when offering a keyless-entry app.
• How to audit your listing, messages, access, and turnover process.
My practical recommendation: choose one property, identify the issue in each area, assign a responsible person, and test whether the process works from the guest’s perspective.
