Newport Beach’s $60 million homes may be facing a problem money cannot easily solve: the cliffs beneath them are disappearing.
Along some of Southern California’s most exclusive waterfront communities, multimillion-dollar estates sit above coastal bluffs exposed to powerful waves, erosion, landslides, storm damage, and rising sea levels. As the cliffs retreat, the danger can move closer to foundations, swimming pools, private roads, landscaping, retaining walls, and other expensive infrastructure.
But homeowners face another problem: rebuilding after serious coastal damage is not always guaranteed. California’s coastal regulations can impose strict requirements on new construction, shoreline protection, bluff stabilization, setbacks, and reconstruction in hazardous areas. Permitting and environmental rules can make it difficult for owners to simply rebuild in the same location after a major loss.
