Most leads don't go cold because someone said no. They go cold because nobody called back. This session is about becoming the agent who calls. The framing is a pickleball serve: every conversation you have is a ball served into your court, and a serve you never follow through on is just a point you never scored. From there the session works through what follow-up actually looks like, starting at the open house and running all the way out to a client somebody sold to twenty years ago. A lot of it is mechanics, and they're specific: setting someone up on a personalized search, asking permission before you start sending, checking the portal to see what a client has actually been opening, and putting everyone you meet into your database instead of deciding in advance who's serious. Just as much of it is about the thing that stops people, which is the voice that says you're being a nuisance. Two long-tenured agents take that one on directly, including the calls they were afraid to make and the ones that turned into closings anyway. What's covered: • Why the first follow-up call is the one you'll talk yourself out of making • What to say to the buyer who tells you they're already working with someone • Setting a client up on a personalized search, in the words that actually work • Asking permission before you start sending, so follow-up never reads as spam • Why "how's the market" is really a question about them, not about the market • Reading how serious a buyer is, and how often that read turns out to be wrong • Putting everyone in your database, and dropping the test for who's worth it • Checking someone still lives there before you mail them anything • Home anniversary cards, and why an unglamorous spreadsheet still gets it done Chapters: 0:00 Welcome, and the serve you never followed through on 1:59 After the open house: who to call, and what to ask 4:08 Telling the other agent their buyer came through, and the note that follows 5:53 Calling the same day, about something real 6:46 Being scared to call, and getting used to "no" 7:44 The caller who already "had a realtor," and didn't 11:48 What else you can offer once you've met someone 13:19 Attention is the opening, even from a "not interested" 14:03 A tailored search, and the client who wasn't moving until she was 17:22 "I don't want to be a nuisance," and why that's the wrong frame 19:24 Setting up a personalized search, in plain words 21:31 A quarterly check-in that gives you a reason to call 22:01 Buyer and seller books, and looking like a pro before you feel like one 23:06 When good questions turn into drilling 24:27 Phone, text, or paper: ask how people want to hear from you 27:17 "How's the market?" and the question behind it 27:51 Lender questions, showing agreements, and the buyer consult 28:25 "Did you see it online, or were you just driving by?" 30:01 A pocket full of questions for any situation 31:04 Getting it wrong: a two that turned into a nine 33:15 Twenty-five years, and getting consistent again 35:55 Your follow-up system, even if it's a spreadsheet 37:18 Asking permission before you start sending 39:27 Consistency is what builds trust 40:14 Staying "in flow," and feeding the database 42:06 What are you struggling with? 43:16 Meeting lenders early, and what you learn from it 44:32 The coffee with an attorney that turned into referrals 45:51 Home anniversary cards, and an unglamorous spreadsheet 47:11 Scrubbing the list before you send anything 49:10 Keep showing up, keep adding value 51:22 Relationship marketing, and why they point you to Ninja Selling 52:52 Get the business, know the business, do the business Questions answered: Q: I met someone at an open house. What do I actually say when I call? A: Follow up on something real from the conversation rather than "just checking in." Then offer to set them up on a search, so anything matching what they described reaches them before it reaches everyone else. Q: How do I follow up without feeling like I'm bugging people? A: Ask permission before you start sending, and make every touch about them. If you're answering a question they raised, you're a resource rather than a nuisance. Q: Someone told me they're already working with another agent. Is that the end of it? A: Not necessarily. Thank them, wish them well, and stay in the flow. Plenty of people say that when all they really have is a name somebody at work gave them.
