When WordPress shows "Briefly unavailable for scheduled maintenance" after you click Update, the usual advice is to find the hidden .maintenance file and delete it. That works, but it skips the part that matters: WordPress stops honoring that file ten minutes after the update began, and the notice was only ever the sign that an update stopped partway.
This video walks through the WordPress 7.1.2 source: what the .maintenance file contains, how the ten-minute expiry works, how to check with curl whether the server or a cache is showing the notice, why Update all shares one timer, why "Another update is currently in progress" is a separate database lock, why updates get interrupted on shared hosting, and how to put back a plugin an interrupted update moved aside.
