EMPTY COLOMBIA — Villas Cost $49,000 But Nobody Wants Them
At home, a retiree on a $2,000 Social Security check can hand half of it to a landlord and still own nothing. In Colombia, foreigners can buy a house and its land outright, and in some towns the price is under $50,000. This video goes through 9 of those towns and the real reason each one sits empty, ranked from the mildest to the most serious. In Soledad, next to Barranquilla, a three-bedroom house lists for about 100 to 120 million pesos, roughly $31,000 to $37,000. In Mariquita, in the warm north of Tolima, a three-bedroom house lists for about 120 to 150 million pesos, roughly $37,000 to $47,000.
Before you comment: yes, the US State Department rates Colombia as a whole at Level 3, “reconsider travel,” and lists Arauca, Cauca, Valle del Cauca, Norte de Santander and the Venezuelan border zone as Level 4. None of the towns in this video are in those areas. Every price is converted at 3,220 Colombian pesos to the US dollar, the official rate checked in October 2026.
