Everyone online has an opinion on rent vs buy — and both sides are lying to you. One side says renting is throwing money away. The other says buying is a scam. I'm a licensed mortgage broker — I get paid when you BUY — and I'm still going to show you the months where renting flat-out wins. Both directions, real numbers, every cost turned face-up.
I'm David Lurvey (NMLS 410420). Here's the honest math on a $400,000 house vs $2,200/month rent — 5% down ($20,000), a $380,000 loan at 6.5%:
*Month one, renting is CHEAPER.* The mortgage payment isn't the cost of owning. Add taxes + insurance (~$550) and maintenance (~$333/mo) and the TRUE cost is ~$3,285 — about $1,000/month MORE than renting the same life. The "rent is wasted" crowd never shows you that stack. And in month one, ~$2,058 of your $2,402 payment is interest — that's rent too, just paid to the bank.
*Then press play.* Rent climbs ~3.5%/yr ($2,200 → ~$3,100 in 10 years). Your fixed payment never moves. After 10 years the loan's down ~$58,000 and — at a 4% average — the house is worth ~$592,000. *Equity: ~$270,000 on a $20,000 start.* That's leverage: your money grows on the whole $400,000, not just your 5%.
*But the honest other side:* a disciplined renter who invests the ~$800–$1,100/month difference at an ~8% average has ~$146,000 in 10 years — liquid, portable, no roof to fix. In a flat housing decade, the disciplined renter WINS. The catch is the word disciplined — most people absorb the difference instead of investing it.
*The answer is a rule, not a side — the 5-Year Rule:* buying costs ~2–5% to get in and ~8% to get out. Your equity needs ~5 years to outgrow those toll booths. *Real chance you move within ~5 years? Rent.* Staying put, steady income, emergency fund survives the down payment, and the TRUE ~$3,285 cost fits your life? Buy.
The only losing move is letting one side of the internet do your math for you.
