Florida voters just passed Amendment 3 with 62% of the vote. Starting January 1, 2027, the non-school homestead exemption jumps from roughly $50,000 to $150,000, then to $250,000 in 2028 (and inflation-adjusted after that). School taxes stay the same. For most Florida homeowners that means hundreds to a couple thousand dollars a year back in your pocket once it’s fully phased in. Average savings are projected around $1,800–$2,100 by 2028 depending on your county and millage.But the trade-off is real. Local governments are looking at roughly $5 billion less revenue in year one and approaching $12 billion a year once fully implemented. Polk County Sheriff Grady Judd has been one of the loudest voices warning that hiring, response times, and public safety staffing will be affected.
