ChatGPT looked at a home inspection and told the seller to offer $200 for a plumbing issue. Some plumbers charge $200 just to show up. That’s the trip fee. It doesn’t fix the pipe. It also doesn’t know the house has been sitting 70 days — and this might be the only offer. I’m Shawn Yu in Portland, Oregon. I’ve been selling homes since 2008. A colleague in Vancouver, Washington, ran into this exact situation. The seller dropped the inspection PDF into ChatGPT, then told the listing agent what to offer. That’s the problem. AI can give you a cost range. It cannot read the buyer, the seller, or the room.
