I toured this $3 million custom home in Franklin, Tennessee, to see where the builder concentrated its budget. This South Franklin luxury home places its biggest upgrades downstairs, including the primary suite, pool and screened outdoor living. What stood out to me wasn’t one individual finish—it was how intentionally the entire first floor was designed. The home puts its most impressive spaces where the owners and their guests would spend the most time. Inside, I tour the main-level office, great room, wine bar, oversized kitchen, entertainment room, guest suite and an enormous primary suite and closet. Outside, the private pool, outdoor kitchen, covered patio and screened living area turn the backyard into an extension of the home. The upstairs tells a different story. The secondary bedrooms are comfortable but noticeably simpler and more modest than the main level. That appears to be an intentional tradeoff: rather than spending equally throughout the house, the design prioritizes the primary suite, entertaining areas and everyday living downstairs.
