Valley Unit offers something that can be increasingly difficult to find in newer Bozeman subdivisions: larger lots, mature landscaping, a central location, neighborhood parks and trails, and generally less restrictive covenants. Many of the single-family homes in Valley Unit were built in the late 1980s and early 1990s, which means condition can vary considerably from one property to another. Some homes have been beautifully updated, while others may present opportunities for buyers who are willing to renovate and make a home their own. If you want flexibility for trailers, recreational equipment or additional storage, that may be a big advantage. If you prefer a neighborhood where every property has a more uniform or highly manicured appearance, you may feel differently. It is also important when considering an older Bozeman subdivision to verify the current HOA and covenant status, since covenants can change or potentially expire over time. We always recommend reviewing the current documents as part of your due diligence before purchasing.
