HOW DO BUILDER INCENTIVES WORK?
Builders may offer:
• Closing-cost assistance
• Temporary or permanent rate buydowns
• Upgrade or design-center credits
• Appliance packages
• Price reductions
• Other promotional incentives
An incentive can be valuable, but the biggest advertised incentive is not automatically the best deal.
Compare the purchase price, mortgage rate, lender fees, closing costs, property taxes, insurance, HOA dues, upgrades, and total cash-to-close.
ARE BUILDER MORTGAGE RATES REALLY LOWER?
Sometimes builders or affiliated lenders advertise below-market rates because funds are being used to subsidize the financing.
That can create a real benefit, but understand whether the rate is temporary or permanent, whether discount points are involved, and whether using the preferred lender is required to receive the incentive.
A lower advertised rate does not automatically mean the lowest total cost.
CAN YOU NEGOTIATE THE PRICE OF A NEW CONSTRUCTION HOME?
Potentially, yes.
Negotiating leverage depends on the builder, community, inventory, sales pace, property, time of year, and market conditions.
Builders may sometimes be more flexible on quick-move-in homes, completed inventory, closing costs, financing incentives, upgrades, or homes that have been sitting longer.
WHY SHOULD YOU HAVE YOUR OWN REPRESENTATION?
The builder’s sales representative works for the builder.
A buyer’s agent can help evaluate pricing, comparable sales, incentives, contract terms, inspections, timelines, upgrades, and negotiation strategy.
Builder registration rules vary, so buyers should understand representation requirements before visiting a community or signing documents.
WHAT SHOULD YOU COMPARE BEFORE SIGNING?
Look beyond the advertised rate. Compare the full monthly payment, cash-to-close, builder incentives, taxes, insurance, HOA costs, upgrades, and contract terms.
REAL-WORLD $22,000+ NEGOTIATION EXAMPLE
In the video, I walk through a Texas new-construction transaction where we negotiated more than $22,000 in total value for the buyer.
The exact structure of a deal varies. Savings can come through price, concessions, financing incentives, upgrades, or a combination of these.
The lesson is not that every buyer will save $22,000. The lesson is that buyers should negotiate the entire transaction instead of focusing on one advertised incentive.
