What actually happens on closing day when you buy or sell a home? If you’ve never been through a real estate closing before, or it’s been years since your last one, you may be wondering what happens at the title company, what you’ll sign, how long it takes, and when the buyer actually gets the keys. Closing and funding are two different steps. Depending on the transaction, lender, title company, wire timing, and when everyone signs, funding may happen later that day or even the following business day. That’s why I like to help my clients understand the process ahead of time and, whenever possible, schedule closing early enough to give everything time to fund.
