𝗘𝗽𝗶𝘀𝗼𝗱𝗲 𝟬𝟰 – 𝗔𝗰𝗰𝗲𝘀𝘀, 𝗗𝗲𝗹𝗶𝘃𝗲𝗿𝗶𝗲𝘀, 𝗦𝗸𝗶𝗽𝘀 & 𝗦𝘁𝗼𝗿𝗮𝗴𝗲
How many times are you paying your team to move the same materials?
Plasterboard arrives.
It gets stacked in one room.
The electrician needs access, so it gets moved.
Then the plasterer needs the space, so it gets moved again.
Every unnecessary move takes time.
Every move costs money.
And every move creates another opportunity for materials to get damaged.
Welcome to Episode 4 of our Getting The Site Ready mini-series from Building Better Investors.
So far, we’ve looked at:
✅ The overall site set-up plan
✅ Site boundaries, security and access
✅ Welfare on site
Now we move into the day-to-day movement of people, materials, deliveries and waste.
𝗔𝗰𝗰𝗲𝘀𝘀, 𝗗𝗲𝗹𝗶𝘃𝗲𝗿𝗶𝗲𝘀, 𝗦𝗸𝗶𝗽𝘀 & 𝗦𝘁𝗼𝗿𝗮𝗴𝗲
On a residential refurbishment, space can disappear incredibly quickly.
You may have:
🚚 Delivery vehicles arriving
👷 Multiple trades working at once
📦 Materials needing storage
🗑 Waste leaving the property
🚧 A skip taking up valuable space
🏠 Neighbours and members of the public directly beside the site
And all of those things need to work together.
𝗜𝗻 𝘁𝗵𝗶𝘀 𝗲𝗽𝗶𝘀𝗼𝗱𝗲, 𝘄𝗲 𝗹𝗼𝗼𝗸 𝗮𝘁:
✅ Planning access before work begins
✅ Thinking about delivery vehicle size and unloading locations
✅ Coordinating deliveries with the programme
✅ Avoiding unnecessary material handling
✅ Choosing sensible storage areas
✅ Protecting materials from damage
✅ Keeping access routes and work areas clear
✅ Planning skip and waste locations
✅ Removing waste before it starts taking over the site
✅ Considering neighbours, pavements, driveways and surrounding access
✅ Why poor logistics can quietly increase project costs
The principle is simple:
𝗖𝗼𝗻𝘁𝗿𝗼𝗹 𝘁𝗵𝗲 𝗳𝗹𝗼𝘄.
Think about the full journey:
Delivery → Unloading → Storage → Installation → Waste Removal
Before something arrives on site, ask:
Where will the vehicle stop?
Where will it unload?
Who is receiving it?
Where will the materials be stored?
When will they actually be needed?
And what happens to the packaging and waste afterwards?
Because the cheapest way to manage materials is usually to handle them as few times as possible.
If materials are constantly being moved because they were stored in the wrong place, you’re paying for labour that adds absolutely no value to the finished project.
And storage isn’t simply about finding an empty room.
Think about:
📦 Protection from damage
💧 Protection from weather and moisture
🚶 Keeping access routes clear
🔥 Keeping escape routes clear
🔐 Security
🔨 The order different trades will need the materials
The same applies to skips and waste.
A badly positioned skip can block:
🚚 Deliveries
🚗 Parking
🚶 Pedestrian routes
🏠 Neighbour access
📦 Material movement
And allowing waste to build up around the property makes the whole site harder to work in.
𝗚𝗼𝗼𝗱 𝘀𝗶𝘁𝗲 𝗹𝗼𝗴𝗶𝘀𝘁𝗶𝗰𝘀 𝗶𝘀𝗻’𝘁 𝗮𝗯𝗼𝘂𝘁 𝗽𝗿𝗼𝗱𝘂𝗰𝗶𝗻𝗴 𝗰𝗼𝗺𝗽𝗹𝗶𝗰𝗮𝘁𝗲𝗱 𝗽𝗹𝗮𝗻𝘀.
It’s about thinking ahead.
What is coming?
Where is it going?
Who needs it?
What else needs the same space?
And how does it eventually leave the site?
On a small residential refurbishment, those questions can make a surprisingly big difference to:
💷 Cost
📅 Programme
👷 Productivity
📦 Material damage
🏠 Neighbour relations
⚠️ Site safety and organisation
Building Better Investors is about helping investors, developers, sourcers, landlords and homeowners become better construction clients.
People who understand enough about construction to:
Ask better questions.
Recognise when something hasn’t been planned.
Understand where time and money can quietly disappear.
And make better decisions before small problems become expensive ones.
Most people in property teach you how to buy a building.
