Most people think a tiny home means a ladder. A sleeping loft four feet under the ceiling, a climb every night, and a climb every time you need the bathroom at 3 in the morning. That picture is why almost nobody over 60 takes tiny homes seriously.
But the building code itself doesn't require a loft. The national code written for tiny houses defines one as a home of 400 square feet or less, and it measures that floor area without the loft. The loft is optional. You can leave it out, put the bed on the ground floor, and still be fully legal.
