Ranking the BEST & WORST Master Plan Communities around Jacksonville (For Every Budget)

Nocatee, Beachwalk, Shearwater, SilverLeaf, RiverTown. Everybody compares two of them at a time, and everybody ranks them on the same two things: how close the beach is, and how good the amenities are. So I ranked them three ways. Beach access first, because that is what people are actually weighing. Then amenities, and my number two on that list is going to surprise you. And then the ranking almost nobody does, which is the one that follows the house forever: what each district's own published budget says — including one community that turns out to be three separate districts, where which one your house sits in changes the number. Every figure comes off the district's own paperwork and it is all linked below. Where I have not read a schedule line by line, I say so, because a grade without the paperwork behind it is really just a guess.
