Jaime Cristancho, a Miami real estate agent with 8 years of experience and $40 million in sales volume, breaks down the real Brickell: location, lifestyle, cost, who it fits, and where it's heading in 2027. Brickell sits just south of Downtown Miami on Biscayne Bay. It's Miami's densest neighborhood, with about 40,000 residents and more than 80 condo buildings in roughly one square mile. In the core, the Metrorail, free Metromover, and Brickell City Centre are a short walk apart, so many residents get to work, dinner, and the gym without a car. Jobs drive demand. Brickell is Miami's financial district, with office asking rents around $79.70 a square foot, above Manhattan's roughly $72. Thiel Capital's lease at 830 Brickell at $250 a foot set a South Florida record. Condos tell a different story. In 2021, Brickell was a seller's market, and prices jumped fast. Today, Redfin data shows a median condo sale of about $600,000, down about 13% year over year, at roughly $623 a square foot. About 1,200 condos are for sale, averaging about 133 days on market and selling about 6% below list. Top existing buildings trade near $1,100 a foot, while new towers approach $2,100. Average rent is about $3,781 a month, versus about $2,770 across Miami. More supply is coming, with over 4,500 new condo units expected by 2030. The St. Regis Residences and The Standard Residences both target 2027 delivery. Not every project gets built, though. One Brickell City Centre was cancelled in 2025. Brickell works for professionals who want to walk to work, investors seeking renter demand, and remote or international buyers wanting lock-and-leave city living. It's not ideal for buyers wanting a yard, beach access, or quiet. Traffic, construction, nightlife, and limited green space are real trade-offs. Ownership costs go beyond price. HOA fees and insurance run high, and older buildings must fully fund reserves under Florida's post-Surfside rules. Ask for the reserve study and any planned assessments before buying. Nobody can promise where prices go next. Is Brickell a good place to live in 2027? Brickell suits people who want walkable city living, with jobs, transit, dining, and amenity-rich towers close together. It's Miami's financial district, so demand is driven by employment. Trade-offs include high HOA fees, insurance costs, traffic, construction, nightlife noise, and limited green space. It works best for professionals, investors, and remote or international buyers who want lock-and-leave living. How much does a condo cost in Brickell? Recent Redfin data puts the median Brickell condo sale at about $600,000, down roughly 13% from a year earlier, or about $623 a square foot. Prices vary widely by building. Top existing buildings trade near $1,100 a square foot, while brand-new towers are approaching $2,100. Renting averages about $3,781 a month, compared with about $2,770 across Miami. Is 2027 a good time to buy a condo in Brickell? The key number is days on market. Brickell condos currently average about 133 days to sell and close about 6% below list price, which gives buyers time and room to negotiate. New towers delivering in 2027 will also compete with resale condos. More than 4,500 new units are expected by 2030, and where prices go next is uncertain. What should I check before buying a Brickell condo? Look beyond the purchase price. HOA fees and insurance can be significant, and under Florida's post-Surfside rules, older buildings must fully fund reserves for major repairs. Request the building's reserve study and ask about any planned assessments before committing.
