As of September 20, 2026, homes between $700,000 & $800,000 are sitting at 7.55 listings for every sale. Homes between $300,000 & $400,000 are at 2.95:1. Same city, same week, opposite conditions. A: About 4 listings per sale is balanced. Below that the seller has the advantage. Above it you have room to negotiate on price, conditions and possession.
