How is the Redevelopment of North Beach, "NoBe" progressing currently?

In this video, we introduce part of North Beach (Miami area): North Beach - a less known area of Miami Beach for those not living here - is going through a period of redevelopment with new constructions and more changes are planned to the area. After the area's rezoning, 72 Park, a 22-story residential building was completed in 2025. In addition, currently, there are several other residential towers are under construction. Also, the major change increased the height of buildings and also allowed for short-term lease/rent utilizing the beach neighborhood and Florida lifestyle. These building provide flexible ownership- can be full-time homes and/or leased for long term or short-term Airbnb type of rent, so owners can earn income when away. However, North Beach still has character and history in the current buildings- North Beach Bandshell, the closed B. Carlyle Theater building for example, and also the under-construction Ella's Residences' features resembling South Beach's Art Deco style. An active lifestyle, entertainment, culture and the beach comes together with a neighborhood feel and a character all its own. With several main roads connecting it to South Beach, Bal Harbor and points west, getting around is convenient. Also, compared to Miami Beach's more expensive areas, North Beach can offer a more affordable way to enjoy the Miami Beach lifestyle and have plenty of opportunities for recreation.
