The real estate crisis is already here, and most people haven't been told. Commercial real estate loans, regional banks and a Wall Street trick called "extend and pretend," explained like you're 5.
In 2018, lenders handed $1.3 billion to the owners of Chicago's Willis Tower. A few years later, an appraisal said the skyscraper was worth about $270 million less than its loan. Nobody lost the building. Nobody said "loss." The deadline was simply pushed to 2028.
It's not just one building. American banks have lent more than $3 trillion against office towers, apartment buildings, shopping centers and hotels, and most of that money came from small community and regional banks. About half of America's regional banks are above the regulator's warning line for commercial real estate exposure. And yet their report cards still look almost perfect.
In this video, Benji follows the money to find out why. You'll learn how commercial real estate loans actually work, what a balloon payment is, why so many loans are being extended instead of paid off, and why the one part of the market that has to report everything in public is telling a very different story.
We also look at both sides: the New York Fed warning about "extend and pretend," and a 2026 Federal Reserve study that says many extended loans were paid off just fine. Then comes the twist: in September 2026, the Fed raised interest rates for the first time in more than three years.
No finance degree needed. Just curiosity.
