9 Arizona Cities Are Completely Drying Up As Homes Prices Freefall !
9 Arizona cities and towns are showing signs of population decline, weaker housing markets, or both — but the real story is more complicated than a simple “homes are in freefall” headline.
In this video, we investigate San Manuel, Kearny, Nogales, South Tucson, Sedona, Florence, Patagonia, Bisbee, and Globe to see what is really happening to home prices across smaller Arizona communities.
We compare median home prices, price per square foot, recent home sales, days on market, and population trends to separate genuine housing weakness from misleading statistics. San Manuel has homes sitting on the market for as long as 252 days, while Nogales shows declines in both median sale price and price per square foot.
But some of the biggest-looking declines are not as straightforward. Kearny's 45% drop in price per square foot comes from only seven sales, South Tucson has a falling median price while price per square foot rises, and Sedona's median price dropped despite more sales, faster transactions, and slightly higher price per square foot.
We also examine conflicting housing data in Patagonia, Bisbee, and Globe, and why population decline does not always mean home prices will fall.
