In a pitchers' duel market, only the best presented and best priced homes get showings. See this week's live Williamson County market data: https://turnervictory.com/market-data... Full blog with video and data: https://turnervictory.com/blog/willia... What is the Williamson County real estate market telling buyers and sellers right now? In this week's report, John Turner of the Turner Victory Team uses a baseball pitchers' duel to explain why showings are down, why contracts are the scoreboard, and what makes a home an all-star in Franklin, Brentwood, Spring Hill, Nolensville, Thompson's Station, Fairview and College Grove. QUESTIONS ANSWERED IN THIS VIDEO Is Williamson County a buyer's market right now? The Turner Victory Team Market Health Score is 36. A score of 50 is a balanced market, below 50 leans toward buyers, and below 40 is a buyer's market. Redfin also reports that sellers outnumbered buyers by 62.6% nationally in September, the biggest gap since it began tracking in 2013, and by 152% in the Nashville metro. What is a pitchers' duel market? Think of showings as hits and contracts as runs on the scoreboard. In a pitchers' duel there are few hits and few runs, but the best hitters still get on base. In this market, the homes that are presented well and priced right still get showings and contracts. The rest strike out. Why is inventory rising in Williamson County? The rise is not coming from new listings. For several months, fewer homes have been listed than in either of the past two years. Inventory is rising because fewer homes are going under contract. 57 went under contract this week compared to 92 in the same week last year. Are homes still selling in Williamson County? Yes. 57 contracts is the second lowest week of 2026, behind only the holiday week in early January, but homes are selling. Across Williamson County, 32% of the homes that went under contract did so in the first seven days. Are showings really down? Yes. Earlier this year Williamson County listings averaged more than two showings per listing per week. Now the average is barely above half a showing per listing per week. Homes priced under $500,000 saw the biggest drop, about 41% in four weeks. What happens when a home is relisted without changes? Based on the team's experience, probably the same result. About 27% of Williamson County homes for sale, 476 of 1,743, have already been on the market once and came back. Getting a different result usually takes a different online presentation and a fresh look at the pricing strategy.
