This three bedroom, two bath home in Newtown, Aiea sold in June 2024 for $1,425,000 and is no longer available for purchase. It offers 2,157 square feet across two levels, was built in 1980, and the land is fee simple.
The view is the reason this property exists in the form it does. The sheet lists five separate view categories, which is more than almost anything we have walked: city, coastline, mountain, ocean and sunset. The living area is built around floor to ceiling windows under vaulted ceilings, looking out over Pearl Harbor and the shoreline beyond it. The primary bedroom takes the mountain and cityscape side. If you are weighing a view property against a bigger house, this is the kind of place where that tradeoff becomes concrete, because the glass and the orientation are what the money went into.
The listing described the home as the developer's original model home for Newtown Estates. That is worth understanding if it holds up, because a model home is usually built on the lot the developer picked first and finished to a higher specification than the production houses around it. It is also the explanation for a floor plan that leads with a foyer and a lounge rather than dropping you straight into a living room.
The primary bedroom has a walk-in closet, a Hollywood vanity and a soaking tub. There is also a bedroom and a full bath on the first floor, which handles guests or anyone who should not be managing stairs. Construction is concrete with double wall framing, and the flooring is ceramic tile and carpet.
Outside the main door there is a koi pond and a planted garden, which is an unusual amount of deliberate landscaping for a 1980 subdivision house and reads as something an owner built over time rather than something a builder installed. The lot is level and cleared with a patio.
Two practical notes. There is no air conditioning anywhere in the house, not split systems and not window units, so the cooling is whatever the elevation and the orientation give you. And property taxes ran about $860 a month, which is high for this price band, partly because no home exemption was in place at the time of sale. An owner-occupant buyer should ask their agent what that figure would actually look like for them. The Newtown Estates Community Association assessment was $45 a month on top of it. Parking is a garage with driveway and street parking.
Newtown sits in the hills above Aiea and Pearl City and was developed starting in the 1970s, mostly single family homes on R-5 lots, with condominium projects and a couple of CPR communities added through the 1980s. It is one of the more established pockets on this side of the island, close to Pearlridge, Halawa and the freeway system, and the elevation is the whole reason people buy here rather than down on the flat.
