In 1961, Richard and Maurice McDonald sold the name, the system and the arches for $2.7 million - a price reverse-engineered so each brother kept $1 million after taxes. The chain had 228 restaurants and $37.8 million of systemwide sales. Today McDonald's collects that entire purchase price in rent roughly every two hours and twenty minutes, not adjusted for inflation. McDonald's didn't become a compounding cash machine when the brothers chalked the Speedee kitchen onto a tennis court. It happened in 1956, when Harry Sonneborn formed Franchise Realty Corporation with $1,000 of paid-in capital and turned franchise sales into recurring rent - base rent plus roughly a 40% markup, converting to percentage rent above a sales threshold, about 5% at first and 8.5% by 1970. In 2025, franchisees sold $129.675 billion of food; the corporation booked $16.548 billion - $10.442 billion rent, $6.018 billion royalties, $88 million initial fees. Rent is 63.1% of it. Royalties, the thing everyone assumes is the business, are 36.4%.
