Four months in, and the Renters' Rights Act has really only hit two kinds of landlord. If you are one of them it has been a brutal few months. If you are not, it has been a great deal quieter than the headlines suggested. This is the follow up to our video from May, when the Act came into force. That one was about what you needed to do. This one is about what actually happened, using the data that now exists. Rent challenges at tribunal have roughly tripled. Possession instructions are up twenty eight percent on last year. And the single biggest reason landlords are going to court has almost nothing to do with the new rules at all. We also cover the September licensing update we promised you in May, including a consultation running right now that closes on the twelfth of October. And if you do not own a rental property yet, there is a section near the end answering whether any of this has made buying one a bad idea.
