On October 13, the National Association of Realtors reported that September home sales rose 1.5%. But by the time that report was published it was already out of date - because the buyers in it locked rates at 6.86%, and the average 30-year mortgage rate is now 7.4%, the highest since November 2023. Homes are sitting longer. Inventory is rising. And the median price still went up for the 39th month in a row. In this video: what the September report really said, why mortgage rates went the wrong way, what it costs in real dollars, why prices refuse to fall, what would actually have to happen for them to drop, and which parts of the country are already cracking.
