Siesta Key's $30M Beach Homes Are Going Under — And FEMA Refuses to Pay Twice

Siesta Key, Florida, voted America's #1 beach: a $31.5M estate sold for $21.95M, and FEMA's flood insurance 50% rule decides which flooded homes can come back. On Siesta Key, the white-sand beach Doctor Beach ranked number one in America, Hurricane Helene pushed water up to the doorknobs and Hurricane Milton came ashore in October 2024. Now the flood insurance rules, the county, Florida's insurer of last resort and Washington's $22.5 billion flood insurance debt decide who pays to rebuild, and who walks away.
