Hey everybody, Troy here with Troy’s Deals Market Watch for Sunday, September 6, 2026. Take the bike lane quiz near the end of the video too! I am going to give you today’s numbers first, because they tell a very clear story. Then I want to talk about what Stew Young said at his last big public meeting in Langford, because that 57 percent tax hike over four years is sitting on every homeowner’s shoulders while this market tries to find a price. Here are today’s Market Watch stats.New listings: 6. Pending: 2. Price decreases: 5. Price increases: 1. Back on market: 0. Sold: 0. Expired: 12. Withdrawn: 0. Read that again. Twelve expired. Zero sold. Five sellers dropped their price. One seller raised it. That is not a hot day. That is a day where listings that were priced for last year’s market ran out of time. When you get a pile of expiries and no sales, buyers are not refusing to buy Langford. They are refusing to overpay. Inventory that sits too long does not age well. It starts looking stale, it attracts lowball offers, and then it expires. If you are a seller and you have been waiting for “the right buyer,” today’s board is telling you the right buyer is waiting for the right number. Six new listings coming on is not a flood. Two pendings means a little activity is still there. But five price cuts against one increase is the direction. The market is negotiating down, not up. If you are buying, this is the kind of day you pay attention to. Expired listings often come back, sometimes at a better price, sometimes with a different agent, sometimes as a quieter deal. If you are selling, do not wait for twelve more days like this. Price it to the market you have, not the market you wish you still had. Now, taxes. Because carrying costs are part of this market whether anyone wants to admit it or not.At his campaign launch at the Langford Legion, Stew Young went straight at what a lot of homeowners have been feeling. He said watching taxes jump about 57 percent over four years has been frustrating. His line was pretty blunt: they are going too far into the pockets of the people of Langford. He said you cannot run the city that way and still expect Langford to be affordable. Young’s pitch was that during his years as mayor, annual increases stayed closer to around 3 percent, and growth was supposed to pay for growth. New development funded amenities and infrastructure instead of loading it all onto existing homeowners. He wants taxes stabilized to the cost of living, a task force on how a 57 percent hike even happened, and he would not rule out a decrease. He has pointed to 1995, when taxes were cut 10 percent. Current council’s side of the story is that the old model used amenity money to keep taxes looking lower than the true cost of running a much bigger city, and that the last term was a painful catch-up. Fair enough that both sides are going to argue that into October. But for homeowners watching this Market Watch, the practical point is simple. A 57 percent tax lift over four years is not a talking point. It is money out the door every year. It changes what people can afford to buy, what they can afford to hold, and how aggressive they can be on list price. That is why today’s board matters. Zero sold and twelve expired in a city where taxes have jumped hard is a reminder: affordability is not just mortgage rates. It is taxes, strata, insurance, and a list price that buyers can actually live with.
