I hope you had a wonderful summer! ☀️ With September here, the GTA real estate market is showing some interesting signs of change. August continued to see fewer homes come to market, with new listings down significantly compared to last year. At the same time, sales were also slightly lower, meaning buyers in some areas had less choice. August 2026 Market Highlights 📊 🏡 5,057 homes sold in August — down 2% compared to August 2025 🏘️ New listings fell 14% — with 12,075 new homes coming to market, continuing the trend of tightening inventory 💰 Average GTA sale price: $993,410 — down 2.7% from last year, but up month-over-month, an encouraging sign that prices may be starting to stabilize What's Driving the Market 🔍 So, what does this all mean? The biggest thing I'm watching heading into the fall is the number of homes available for sale. Although prices are still below where they were a few years ago, we're seeing fewer homes come onto the market and prices aren't falling as quickly as they were earlier this year. If fewer homes continue to come up for sale while more buyers start looking, we could see more competition and upward pressure on prices. This makes the fall market an interesting time for both buyers and sellers. What Does This Mean for You? 🔹 Buyers — The fall can bring more homes to choose from as sellers who waited through the summer decide to list. It can also be a good opportunity to take advantage of today's pricing before competition potentially increases. 🔹 Sellers — Fall has historically brought more buyers back into the market after the slower summer months. If you've been thinking about selling, this could be a good time to make a move — especially if your home is positioned well against the competition. 🔹 Planning Ahead — If you're not quite ready to move yet, it's never too early to start planning for Q1 of next year.
