How does McDonald's make money? Not from the fries, because the economics of McDonald's run on rent: the company keeps about 84 cents of every dollar it collects from franchised restaurants, while the owner behind the counter keeps 10 to 15 cents. This is how McDonald's actually makes money: a landlord with a brand, paid franchise royalty and rent on sales instead of profit, which is why McDonald's real estate, not the kitchen, drives the McDonald's business model. In 2025 it collected about $10.4 billion in rent, more than the roughly $9.7 billion its own restaurants sold in food. When a $5 meal deal squeezed the owners, the company still took its percentage of every sale. That is the real economics of McDonald's.
