There is over $4 billion of biotech money going into Holly Springs right now, and as of July it was the most expensive town I work. $640,000 median. More than Cary. More than Apex. So here are four reasons that's justified, four reasons it might not be your town, and one risk that comes with a place this tied to a single industry.

WHAT HOLLY SPRINGS LOOKED LIKE IN JULY 2026 (Doorify MLS)
Median sale price: $640,000
Active listings: 193
Closed sales: 76
Median days on market: 15
Months of supply: about 2.5
That was the highest median of the five towns I cover, and about $257,500 more than Garner. A balanced market is generally 5 to 6 months of supply, so at 2.5 you were paying the most and choosing from the least.
Quick note since this video came out: the August numbers have published and Holly Springs moved. Medians bounce around month to month depending on which homes happen to close, so I'd rather give you the current figure for your specific situation than have you plan off a number from a video. Text me and I'll pull it.
THE FOUR PROS
1. Over $4 billion of investment inside the town limits. Amgen is adding around 370 jobs, FUJIFILM Diosynth around 700, with a total Holly Springs commitment near $3.2 billion
2. That's tax base, which spreads the load off homeowners
3. The Holly Springs Road widening is the largest road project in town history, so they're spending ahead of the growth
4. Newer housing stock, so the roof and HVAC aren't your first problem
THE FOUR CONS
1. At $640,000 in July it was the most expensive town on my list, and the idea that it's the affordable alternative to Apex is a few years out of date
2. Under 200 active listings, about 2.5 months of supply
3. If the biotech jobs aren't yours, this is one of the longer commutes of any town I cover
4. Growth is out ahead of the roads. That widening project exists because they already needed it
Stay to the end for the part nobody selling you a house out here will bring up. When a town's housing demand leans on one industry, your home value leans on it too, and there's a specific way I'd handle that if it were my own family.
