Davis County’s Most Expensive City: What You Need to Know

Kaysville, Utah is the most expensive city in Davis County. It's not the newest or the biggest; the high prices come from three things. There's almost no land left to build on, the schools rank among the best in Utah, and people rarely move away. Homes in Kaysville sell in about 37 days, compared with 61 across Davis County, for about $75,000 more than the county median.

I'm Doug Cary, and I've sold real estate in Davis County since 2005. I also live in Kaysville; my wife grew up here. In this video I explain why a town of about 32,000 people costs more than its neighbors, what that premium gets you, and the honest downsides.
Why Kaysville costs more:
🌾 1. Land scarcity: West Kaysville was mostly farms and dirt roads a generation ago. Today it's almost fully built out, with only small infill projects left. Layton, Syracuse, Clearfield and West Point still have land to develop. In 2010 I paid $132,000 for my half-acre cul-de-sac lot. A similar lot recently sold for $460,000. Land has gone up much faster than houses.
🎓 2. Top-ranked schools: Windridge Elementary ranks 16th of 563 Utah elementary schools, and Snow Horse Elementary ranks 48th. Kaysville Junior High ranks 38th of 217 junior highs and Centennial Junior High 42nd. Davis High School ranks 17th of 139 high schools, is usually the top-ranked high school in Davis County, and has a 97.9% graduation rate. Endeavor Elementary held the #1 spot in Utah for years.
🏡 3. Low turnover: People stay in Kaysville for 20, 30 or 40+ years. This summer my buyers lost one old-town east-side home to multiple offers. They won the next one, also in a multiple-offer situation, by paying over list and closing in 16 days. Kaysville's homes in the $500s move especially fast.
The downsides of living in Kaysville:
⚠️ Almost no nightlife and only a handful of restaurants, so most people head to Station Park in Farmington, the Layton Hills Mall area, Salt Lake or Ogden. Inventory is thin, so you'll see far more homes for sale in Layton, Syracuse or Clearfield. And you pay a premium for a city about 25 minutes from Salt Lake City.
Is Kaysville worth it? If you want the most house for your money, probably not; four or five nearby cities are a better fit. If you want great schools, a great location, and neighbors who stay, Kaysville may be the right choice.
